How long does the application process take?
Typically 3–5 business days, depending on how quickly required documents are submitted. -
Can I sign a lease longer than one year?
We offer 1-year leases, with occasional exceptions. -
How soon can I move in?
After approval, signing documents, and completing payments. If an HOA approval is required, it may take 15–30 days. -
How can I check if an apartment has applications in progress?

How can I pay my rent?
At an authorized retailer using your barcode.
Online via the Resident Portal using a bank account or credit card. -
Where can I find my barcode for rent payments?
It’s in your welcome package email or in your Resident Portal.

Are there fees for rent payments?
- Retail payment: $3.99 (Subject to changes)
- Bank account via portal: $3.99 (Subject to changes)
- Credit card via portal: $2.99 + 2.99% of the amount (Subject to changes)
(For debit cards linked to a bank account, select 'bank account' to avoid extra fees.)

What are my move-in costs?
It depends on the property but typically they include:
- First month’s rent
- Security deposit
- Administrative & utility fees
- Pet fee (if applicable)

What is the administrative fee?
The administrative fee is $99 (subject to change) and covers lease setup, utility setup, and move-in processing.

What is the minimum income requirement?
Typically 2.5x the rent.

Is there a minimum credit score?
A 600+ score is preferred. Lower scores may be considered with conditions.

Do you accept Section 8 vouchers?
Yes, housing vouchers are welcome at all of our properties. -
When should I submit my Section 8 package?
After your application is approved. -
Are pets allowed?
Most properties are pet-friendly.
Pet fees: $250–$500 per pet
Aggressive breeds: Require pet liability insurance -
Do you allow short-term leases?
No, only 1-year leases.

How do I access my Resident Portal?
Log in using the email registered on your lease. Each resident can have their own access. -
How do I request maintenance?
Submit a request via the Resident Portal:

- Apple App
- Resident Portal Web

Go to Requests → Create Request
Describe the issue and submit
Leave your contact info for follow-up
